Thank you for sharing Kathy.  I was unaware of Rentometer.com, but it's exactly what I was looking for to help me get a gauge of property rents.  Thank you for your assistance!

Is a spot with a lot of rentals available considered a good spot?  OR is a spot with little/no rentals better because you don't have as much competition?  

The spot I'm looking at with little/no rentals available is only like 10-15 minutes from the spot with a lot of rentals.  I'm not sure if this would be considered "good" or if I should steer clear from areas that historically don't have a large amount of rentals available.  

Any other tips/suggestions on how to determine good rental locations in particular?  Any websites that you've found useful?

Dave - That's kind of what I've been seeing as well.  It doesn't seem like houses are on the rent market for too long, as long as they aren't priced ridiculous.  

Matt - Yes, I've more so been looking at the Class B properties.  They are almost ready to go, but could use some minor renovations to get them ready to rent.  I've definitely been keeping an eye on the taxes, and just making sure the numbers all work out.

There is a single-family house that I'm negotiating with in South Whitehall Township.  There are a lot more properties for rent in Allentown VS South Whitehall Township (Parkland SD).  My biggest concern is not being able to rent to people in South Whitehall Township, since there aren't as many on the market.  Do people still rent in this area?  Is it harder to get a house rented out?  It is considered a better school district, but I'm just not sure of the demand here.  This is looking to be my first rental property.

I know it's possible to convert a basement into a bedroom, but I've heard that it can be difficult.  I know that the requirements also differ based on location you're looking to purchase a property.  Is there a website (or place I can be directed), where I can specifically look up my location and the laws/guidelines that dictate bedroom requirements?  

There is a duplex that I'm hopefully looking to get under contract, but one of the "make it or break it" value adds that would make this property a good (or great) investment, is this conversion.  

Any help would be appreciated.  Thank you!
