Hello BP, has anyone used Ace Properties before? Elliot is the owner , I see him on YouTube and BP, trying to see if it’s a good idea to purchase properties from his company. I’m an investor that lives in California but won’t purchase properties here for obvious reasons, looking into turnkey possibly .

I am a new investor, and would like to get feedback on either investing in multi family properties 4 units or less, or partnering with experienced apartment building investors . The return /cash flow would be more as an apartment building investor, but would require the majority of my capital. The math is telling me the cash flow would take several small unit investments to match on big investment with apartments. Thoughts?

I like the lease option approach , finding a buyer that wants to purchase the property, but currently has possible credit or capital opportunity. Plus lease optioning depending what you put in the contract can relieve a lot of Land Lord responsibilities . The tenant/buyer will take care of the property knowing their are incentives in place for on-time payments etc.

I just need some guidance on finding agents that work with investors.
