What’s a good state to move to to start investing in real estate?

Newbie from Los Angeles here. I was approved for $210,000. I wanted to buy a multi family home here in LA but Everything is too expensive here so I'm thinking of investing out of state . Does Anyone have any ideas or advice on how I should go about this. I'm stuck in between a rock and a hard place. One of my main goals is to eventually quit my job and live off of income properties. I honestly don't no where to start.

Hi all, I'm new to real estate and I'm looking to buy my first investment property. I've been researching and learning about buying out of state property focusing mostly on duplexes and triplex's 50,000$ and under. I've been looking at places in the mid west. Would investing out of state be a good idea for my first purchase? Believe me I would love to invest in my own city but it's too expensive. I figured if I start out of state with cheaper properties once I gain enough income I could lean towards bringing my business back to California . Any tips or advice would be much appreciated .

thanks for the input. I'm stuck with trying to purchase my first property because. I'm not sure if I should purchase here in Los Angeles or venture out of state and hire a property manager. I'm looking for something that will bring me cash flow. Honestly I'm leaning towards The mid west only because the properties are much cheaper and affordable. I understand everything is a risk but I truely believe if I can find a few multiplex's for $40,000 or less with good cash flow I could be on my way to being a successful investor.

Hi everyone, I'm from Los Angeles and I was wondering if it would be a smart idea to invest in multi unit properties in Detroit? Everything is so expensive here in LA, I figured I'd look towards the Midwest or up that way. Any feed back would be helpful.
