I have plenty to consider and appreciate everyone's input. It seems that the equity is definitely a viable option. Although, pulling out the equity will be reflected on the credit report vs. a 401k loan which will not. The potential write-offs for the HELOC is enticing.

@Mark Kelley- We have some cash set aside for investing, however, we are in SoCal which is a pricey market. In order to meet the 25% down payment requirement, we have to consider other avenues.

@Thomas S.- I can appreciate your line of thinking. As I am learning, as with any investment there is inherent risk. I am hesitant to tie our home to an investment. What if the investment fails?

I am looking to invest in a duplex or triplex. Which is a wiser decision: Pull money from my retirement account or use the equity from my principle residence?
