Hi everyone. I'm new to the real estate world but I'm in the posses of purchasing my first duplex. Because my main goal is to have many rental properties, should I start off my venture as a LLC or save the money for now and start as a sole proprietor?

Thank you everyone for the help. I never heard of the "50% rule" until now but I'll make sure to use that for now on when doing my calculations.

Hello everyone. My name is Vincent. I'm 26 years old and am currently working in the medical field for the Navy but my future goal is to own multiple multi family apartment complexes along the East coast. I've been reading a lot about how important the numbers are when it comes to finding the right property but how can you accurately calculate operating cost and up keep for the ROI if you haven't actually bought the property?

When it comes to starting out in real estate, how many of you started out solo or with a partner and if you could go back, would you have done things differently? I'm just taking a censuses. I have read the pros and cons of both side from the Biginners Guide but I'm not sure which way to go.

Thanks for the advice. I just finished reading The Ultimate Beginner's Guide to Real Estate Investing. That had a lot of good information and it linked me to a lot of other books that could further help me.

Good morning, afternoon, and evening. I have been reading "The Ultimate Guide to Real Estate Investing" for the past week and I have a few questions regarding what makes a good mentor and also my role as the one being mentored. In the book, they speek about how important it is for a beginner like my self to find a good mentor but what are some good qualities that I should look for? Also, what should I look out for when talking to potential mentors? The book also did explains to me that the relationship between me and the mentor should be a "ill help you if you help me" relationship. I am not really hand so what could I do for a ,potential mentor, that would let them know that I was serious about learning and that I'm not here to waist there time?

My name is Vincent and I can honestly say I am happy to have stumble across this great community of wise and successful people. I am just getting started on my journey to become financially free and stable in this adventure called real estimate. You have all been in my shoes before, how this goal of planning for the future and becoming profitable in this field can be a daunting and intimidating task. Being over whelmed with information and worrying about being scammed by some "guru" that promises you lies. For any that can offer it, what advice would you give a brand new person starting out?
