Hi all!

We have been new landlords for the past two years so we have not encounter this situation where the tenant leaves early before their lease ends. My tenant is leaving early July 15th and their lease doesn't end until August 31st. We are trying to find new tenants so I wanted to ask about the transition of utilities. Do I temporarily transfer utilities (gas, water, electricity) to my name on Jly 16th until the new tenant moves in? Are the old tenants are still obligated to pay the utilities (gas, water, and electricity) during the transition period since they are breaking their lease early? Thank you in advance for your help!

Hi everyone! 

I wanted to reach out to the BP community about EV fast charger. My tenant emailed inquiring about installing an EV fast charger at my single family rental. They will hire an certified electrician to provide a quote for installation and will pay for the installation. They have also agreed to leave it there on the property at the end of the lease. What are your thoughts about this allowing this?

Hi everyone! 

I am starting my first rental property and have read a lot of posts about property management software on here. Avail.co seems to really stand out and has everything I need to get started. I feel the only draw back is the $55 application/screening that potential tenants have to pay. Is that too steep? Avail.co does have a good network for advertising. I don’t want the cost to deter tenants from applying versus other property management software with built in screening for $35. Thoughts?
