Thank you, Steven for your input. Up until a few years ago, I have been able to do my tax returns myself; however as we begin to accrue properties through real estate investing, a CPA is definitely worth it. I'm under the old school approach of meeting and sitting down with a CPA as opposed to submitting sensitive information via e-mail to an accountant regardless of whether it can be highly encrypted. I understand that it limits my network.

In terms of assignment contracts, if I were the middleman, is it best to have a non-refundable deposit clause prior to closing? Would this be written on a separate agreement contract other than an assignment contract? Also, is it possible to receive all of your assignment fees prior to closing? If so, how would one go about this? Much appreciated.

Hello. I've heard of two types of double closings: dry and wet close. Is it true that in a wet close you have to bring your agreed price in cash to fund the first deal. In this case, does this mean that a transactional funding company can loan you the money for the first deal with an added fee in which the second deal will pay the company off?
