I don't know the answer to your question, but I can just share my personal experience.  I live in CA, and had the same concerns about tenant favoring laws and being stuck with a squatter or eviction. Therefore, I invested in so called landlord friendly states such as Wisconsin and Alabama.. and even there, I just recently got out of an eviction which took almost 8-9 months to get the person out. And this is with professional property management. So that was like 15k in lost rent, plus the turnover cost. and this is with a 'turnkey' provider. 

So, I don't know how friendly or great those 'landlord friendly' states truly are in reaity when it comes to delays with courts, long lists of cases, sheriffs departments, covid restrictions, bad property managers, etc etc etc. Even with supposedely wells creened tenants, you never know when they have a life circumstance and someone loses their job, dies, gets sick, divorced, etc and everything changes. I've experienced it, you never know what is going to happen. So I almost feel like you might as well do your best screening and pray for the rest and stay in CA (if you can find something in your budget).

Hey! 

I'd say - don't just take their pro forma at face value, make sure you run your own numbers! A lot of of TK providers 'inflate' their numbers or show higher returns because they don't factor in things like leasing fees and other expenses. I feel like they always underrepresent maintenance/vacancy expenses.

Standard Pm services..  Right now its just rent collection, managing maintenance etc.. but it could be leasing the property and everything else most PM companies do.

@Michael Smythe Thank you for the information. I'll read that post. I was looking for referrals as a good starting point for companies people may recommend or suggest and then I can go research or call them and get more info!
