Dang y'all are amazing! being an ex realtor, I was stunned when I realized I sent the signed contract over without any proof from her. I was very excited and was headed out of town. I guess, I have never flaekd on a rental before and didn't think people did that. With that being said...

1. I emailed her and told her it was cacneled

2. texted her it was canceled

3. left her a vm saying it was canceled. 

@Nathan Gesneradopting your guidelines and will be importing those to the listings. That way they ahve everythign they need from the gate and i don't have to go back and forth with them.

I sent a lease out which I had signed and the tenant went MIA on me after I emailed it to her. Now, I made the mistake of signing it and emailing it to her b/c prior to sending it she was very responsive. I have another couple who wants it and they are more stable to.

Question, I emailed her canceling the lease but she still has a signed copy in her inbox from me. What legal ramifications do I have and what legal rights does she have. 

I can't believe I signed it in the haste of trying to get first property rented...

Hello everyone, long time listener and lurker. First time rental investor. I am a realtor in Seattle but live in California and hung the sales hat for now. I got a pretty good deal on a 2 unit 1 lot property.
Front home is 3/2 in current setup, 2 livbing areas, garage converted poorly to a room, kitchen

Back is 1 bed, bath, living and kitchen unpermitted 

From what I have been able to dig up to get  the back strucutre permitted, I need 

  •  2 parking spaces
  • a gas meter 
  • get unit up to building code 
  • either site map or engineering map ( what would be difference other than costs? would I be able to get by with just a hand drawn site map from my contractor?

I wanted to go Section 8 on the property, but wasn't sure if it's possible either. 

Apprecaite the help in advance. Very excited to have finally stepped in to arena.

Hey everyone I am a new buy and hold investor and have a property in the Tacoma, WA area under contract. Home is 1826 s ft 

Current Rent is 2,600

Price is $260K

Expenses Jan- May 10 = 232

Sewer Fee- 284

Management -1062 ( 211/month)

6 bed

2 bath

Near a college and has been rented to college students in the past. Current tenant are young professionals. 

I am doing a home inspection on Monday and was curious to know thoughts on this one. I will be putting down 25% and renting it out. 

Appreciate any feedback as this is my 1st buy and hold.
