Glad to see lot of inputs on Tulsa Area. I was driving by last month and noticed lot of construction happening in Bixby area. I even saw new single family Rental community near bixby downtown. I guess that means, there is healthy demand for rents in the metroplex.
I am curious if there is a city or few Zip codes within Tulsa, Broken arrow, Bixby, Jenks and Owasso, that is preferred by prospective tenants ?  Also, it will be great to get feedback on relative risk from tornados and floods, for the above cities. Any thoughts are welcome.

Any thoughts on the future outlook for Greensboro triad area ?
Are you referring to Apple's new campus when you mentioned Big tech presence is starting to take fold in the area.  

Dear all, 
I am looking to understand how much the rental market has saturated (increased supply) in Kernersville, Jamestown, Greensboro near airport, High Point. 

I am trying to buy a town home and hold it for 10 years if possible, given that there is rental demand .
Any thoughts about the same. 

Any thoughts on where the rental market will be strong once Toyota Battery plant starts operations in Liberty NC .

A)I think "good quality tenants" is too much of a subjective term, but I think what you are looking for are any property that are 10 min from I49. We have a lack of supply with a vacancy rate of 1.5%. I am releasing one of my units right now in Fayetteville, and we have 5 applicants on the first day. Our old tenant is still in there are will move out by the end of the month. We will already have secured a tenant for the next month. Really, The answer to good quality tenants is: 1. a great marketing campaign (and at the right time) to get the most amount of applicants, and 2. a great vetting process to then chose the best tenant. I would suggest a 3 bed 2 bath rental if you want I longer term tenant with a higher demand probability. This is because most people want a 3 bed 2 bath. 

b) The overall numbers that are provided in the Skyline Report published from the University of Arkansas says that there isn't a slow down right now. We are still in a deficit of supply. There isn't enough U of A housing to supply the whole freshman population coming in.  If you can reference the data you are specifically seeing, then I can speak to that, however, all signs are still pointing to a health market.

a) May I know if there are any places that generally popular where we have better chance of getting good quality tenants . Capital protection and higher tenant occupancy are what I am looking for . 

b) I see rental vacancies + longer days properties are available on market (0 - 5 year old properties) on realtor.com . I am curious,  if this is a short term dip in real estate activity or is it because of surplus construction and homes in the area, that could result in long term rental stagnation and price cuts as well.

Any guidance, tips are really appreciated.

Yes Michael, I am not looking for cash flow from day 1 , but profit via {appreciation +  low maintenance + gradual increase of rent} over 10 year period and constant availability of good quality tenents.

Hi all Biggerpockets members,

May I know if there are any places that generally popular where we have better chance of getting good quality tenents .

Any guidance, tips are really appreciated. I used to benefit a lot from relator.com's crime map, for my high level initial research to narrow down on areas to look further. But they removed that feature from realtor.com now.

Also, is there by chance a wider talk about property prices being peaked out in huntsville , especially considering severe appreciation in last year.

Dear all,

After waiting for 1 year I think I am ready to buy a rental home(townhome mostly). I have one in holly springs NC and would like to have 1 more in NC.  I  am trying to decide between Mebane, Lexington, Greensboro, James Town, high point.

May I know if there are any areas that won't appreciate much that I need to stay away from ? .

Also, Please help share if there are any other areas I can include in search. I plan to buy a relatively new town home(of SFH) and hold it for may be 10 years.

I saw in the news that there is almost 3% mortgage delinquency (30 days) in Guilford county. Any idea if the prices are falling(or going to rapidly fall) in Greensboro(Triad area). 

Any insights will be very helpful .

Dear all,

My realtor really likes Clayton NC and its neighborboods for buying a relatively new property and renting it out there. I am not sure of the sustainable rental demand in Clayton area, as there is really lot of new construction going on there. 

May I know if anyone has recently rented in Clayton, or has good/bad experience holding rental in Clayton Nc ? Is  fayetteville NC, saturated when it comes to finding tenents who can pay ~1500$ rentals.

Any insights about outskirts of RDU are very helpful. We have a rental in hollysprings. But ,it appears prices have appreciated a lot to buy there and get decent returns there. Also I noticed that there is less supply of 1~5 year old homes in hollysprings or fuquay varina.

one of my friends advised me that greensboro, high point NC are going to be like RTP in future . Please comment on the same.
