Agreed with it depends how your loan is written. Your lender should be able to provide you a TBD loan approval. It's the best type of approval because it means your information was already vetted by an underwriter. It then becomes the highest likelihood your loan will get approved which makes you more attractive to sellers. Whether you go FHA or Conventional, TBD approvals can be done for both. What I like to do is find other real estate investors on the meetup app. You can search by interests and location. It could be a good option for you to locate like-minded individuals and professionals no matter where you decide to invest in the country. I'm in Northern NJ and I found 3 groups on there. It's helped keep me immersed and focused on my real estate journey. Give the app a shot, it may help you make solid connections. Good luck!

If you're here then I'll assume this will be for an investment property. So you can ask yourself:

- what is the cost to buy?

- what are the renovation costs?

- are there any other miscellaneous holding costs?

- what is the after repair value?

- how much equity will I have?

I hope you can find peace in your heart sooner rather than later.

Yes NJ is expensive but it's possible. For example, you can buy a property via FHA with 0% down on a multifamily (YES this is possible for anyone reading this. I have a pre-approved buyer doing this now) and leverage the rest of your money to force appreciation through renovations.

I usually tell people to start building your team by interviewing lenders and realtors to get started. The right realtor can help you find properties and open you up to other markets you may have missed. The right lender can structure your loan properly and match you to the right product to help you scale your portfolio.

I have interview questions I use to vet realtors and lenders (like myself) that I can send you. Message me if you want help.
