I would google "multifamily brokers" and the city you're looking. The goal is to opt into as many broker sites/lists as possible, so they start sending you OMs, and you can start underwriting deals.

Then, you can start scheduling tours on some of these deals. Of course, they may not be good deals, but it gives you a chance to meet them and build some type of rapport.

I would use Crexi, Auction.com. and Loopnet to find brokers as well. I'm sure MLS has brokers for smaller multifamily deals.

We like to use community banks and credit unions for financing

Great thank you so much. I appreciate all the information you have given me. I feel more confident now in finding property. I will reach out to brokers and try to schedule tours once i find the location. I will also start looking on crexi and auction.com I was looking for alternatives to realtor and zillow. I will also contact some credit unions.

Hi, thank you so much for all this information. I understand the mip process better now.

I was looking on zillow and realtor without any luck finding any options to work with I will try Facebook and maybe Craigslist I haven't been on Craigslist in a while wasn't sure if it would be best or not but I will give it a shot.

yes, I have never done this before. That is why I am here on the forum looking for knowledgeable people here that is kind enough to help people who are trying to learn how to do these things. You had to start from somewhere I am assuming.  Everything is a learning experience and I am here to learn. I am grateful to any kind people here that can give me any insight on how I can make decisions that can benefit me financially.

Hi, 

I am looking for a home with a low purchase price to renovate with a construction loan. 

A home like this one, the link at the bottom. I am looking in any locations such as North Carolina, Atlanta, South Carolina or Canada. Do I just reach out to real estate offices in the area when I am sure of the location. Are there any sites on the internet I may have luck finding one? Looking to invest very soon.

Hi,

i am looking to building a shipping container home.
How much would it cost to build a 6 shipping container with only doing, insulation, wiring, plumbing, roof. Basically just doing only the necessary and putting all appliances myself. How much would that run someone?

Hi,

I am looking into my options for some type of investment I was thinking multi family or buy land and build a shipping container home. I was also thinking maybe find a home for cheap and restoring it for myself with a construction loan. I am not sure of location but I am open to different areas. I want it to be in the country but still close to the city. I would like the budget to be around 300,000 the max preferably cheaper if possible.

Can someone please tell me what they think my better options would be. How can i get a construction loan and what are the requirements for one? What are the best areas to build a shipping container home, buy a multi family or buy a fixer upper home without breaking the bank but still be in a decent area?

So I am trying to learn how to invest in my first property, why are you trying to sell? What did you originally purchase this house for? How did you find this property? What kind of loan did you use? Did you occupy any of the units? Sorry I’m just trying to understand this whole world of investing. It’s a nice property.

I am assuming you plan on living in one of the units, but to be clear, that will be a requirement for at least 12 months, under most mortgages.

You may get other's posting about talking with wholesalers or trying to find off market deals.  While these are options, it sounds like you are very new to real estate, and I don't suggest either of these options for people that are brand new to real estate, for various reasons.  But if I am misreading your comment and you are able to navigate transactions on your own, then these can be ways to get properties.

As for the financing side, talk to lenders. Call local banks. It is likely most of them are familiar with both conventional, FHA and potentially other financing options that could be a good fit.
