@Dustin Lang thank you very much. I will definitely refinance as soon as possible. And self manage for sure. Any examples of what strategic rehabs I could consider?

It has a garage that's already insulated that could be converted to an ADU.

Hi, My wife and I are about to buy a duplex in Los Angeles and I ran the numbers but would appreciate any feedback on the deal. 

Property: 8/4, in East LA

Year: 2010

Ask: $750K

Bought: $780K

Current Rent: $5600

Anticipated Mortgage: $5200

Financing: FHA

We plan to live in the back unit and rent out the front unit which is currently tenanted on a month to month lease. We will pay the same rent as the front unit so that we can set aside the difference between rents and mortgage. We training-wheeled with a duplex and, though terrified, are hoping we can pull this off. Anything we should look out for? We go into escrow Friday, 12/20.

I ran the numbers as if we were not living there and while it does not cash flow right away, I am high on hopium it will in a few short years.

Hi @Justin O'Malley, if the numbers still work with your 401K loan, take it. TAKE IT. The interest you pay on your 401K is to YOURSELF!

Thanks, @Michael Tripp. I know of the South LA meetup. The trouble is that it meets on the weekends, I think 10am or so. I work weekends day. 'Looking for a meetup that's in the evening, any day. I am in South LA so a Culver City meetup would be good. But I work in Burbank so something in the valley or even Pasadena would work as well. Thanks.

Hi @Boris Muchnik, we are in much the same boat in SoCal but my main issue is capital so I am taking my meager mite and researching the midwest. Earthquakes should not dissuade you. I would look at the main California fault line and stay away it. Otherwise, the US is blessed with a multitude of natural disasters that can hit you wherever you invest. Good luck.
