Post: Title insurance claim regarding Easement dispute

I purchased a short-term rental property a couple years ago that requires crossing another landowner's property for access. The landowner informed us that there is a no legal easement to our property, and we could possibly be land locked. This situation also affects two of our neighbors who purchased their homes around the same time. We all have the same title insurance company and have individually filed claims. Based on our coverage, it appears that we are protected.

My question is, what does title insurance typically cover in this situation? I believe constructing a new easement may be the only solution. We have consulted with a real estate attorney who suggested negotiating with the landowner. Does anyone have experience with a similar issue or insight to share on this matter?

I have always self managed my LTR's and my Vrbo Lake house. The thing is when you set up systems it is so easy to self manage. I don't chase rent. They pay or I will file.an eviction. Sure I work with people that are want to be helped and are trying. I teach them to text me and if something needs to be fixed I just text my HVAC guy or handyman and they take care of it. 

Then once you quit your day job you have more time to take a text or 2 a week and pay a contractor to deal with any repairs.

I have retired early from all my rental income and I still see no reason to have a PM.

@Logan Knight contact orange palm. They deal with short term rentals. The bad thing is Cathedral City requires permits to have a short term rental and they plan on banning them in 2023.
