Hello,

I am curious what you all have found to be the best process for returning a security deposit to a tenant after they have moved out. Thanks!

I appreciate the responses. I do not have to provide any reason for not renewing a lease is that correct?

I'm looking for some advice regarding a tenant issue. I have a 4 plex in Hamilton Ohio that my wife and I have owned since July 2021. Everything had previously been smooth sailing until I received a message Sunday night that a female tenant (let's call her tenant A) came banging on the door of another tenant cursing at the young family (Tenant B) claiming that she couldn't get in or out of the drive way. The tenants that were the apparent victims tenant B sent me a picture of where they were parked in the back (where they have always historically parked) and they were not in the way of this tenant from getting in and out of the driveway. Tenant A also left a rude voicemail on my phone saying she was not please with neighbors because should could not get in the F---ing driveway. The next day at noon I start getting messages from tenant C that live above Tenant A. Tenant C said that tenant A came up banging on their door cursing at them because she could not get out of the driveway and she had to be at work at 6:30 am and she couldn't make it because of them. Tenant C also said they were not blocking her in (which I tend to believe based on history) and tenant C said if she had to be at work at 6:30am why was she waiting until noon to come bang on their door. After hearing all this I am apparently learning that tenant A has had episodes like this before and the cops have even been called on her before. This was just the first time the other tenants felt they needed to get me involved.

Some further detail about tenant A is that prior to the rude voicemail she had always been nice to me, paid on time and has two kids that live with her. Her lease is due to expire at the end of May.

I'm just looking for some advice as this is my first rental property and I have only had the property since last July. There is a part of me that wants to make sure she is aware this behavior is not acceptable and give her another chance. The other part of me does not want to tolerate any behavior like that and I don't want any other tenants to have to deal with anything like that.

Thanks for any and all advice!
