Hi, all. Wasn't sure where to place this, but I have over 1000 sq. ft of old basketball court flooring available for your projects. Pretty sure it's maple. I have it on local Craigslist as well. Let me know if you are interested.

Check out Fannie Mae HomeStyle loans as well. From what I read they have less restrictions and are open to investors as well.

Just received an email about: "35k on my first flip" :

"After 3 months of hard manual labor, financial stress, managing subs, the rehab was complete! I had 3K left to my name, 2 maxed out credit cards, 4K a month in holding costs."

You can clearly see he was busting his *** on this one. Notice how he didn't even have enough to cover another month of HM costs. Glad we're in an environment where homes fly off the lots quickly. I'm sure there are many more cases where investors are leveraged out and could be one deal away from something bad happening.

Is it "livable" per their guidelines? Electric (a/c, heat, etc.), baths, roof, whatever else they require.

Oh yes. You can get away by purchasing cash value policies to bring your cost down, but do your research first on those.

Didn't want to start a new topic, but does anyone have good flooring people? Need to get some carpet installed soon and wanted to check in with BP first. 

Would also appreciate any leads on cheaper-than-Lowes carpet places :)

I haven't really seen many multis in MWC lately. Some do come up, but they're either north of Reno or just not up-to-par (my reqs). There are deals out there on SFRs, tho.
