29 yr old Male, made a lot of poor decisions now trying to turn things around. I don't have the money for a down payment, credit score is right under 600 and I don't know what seperate good real estate from great real estate. I pose this question to get some direction and information that can help me as I take ownership of my life, finances and future.

That being said, "Knowing what you know now, what would you do different?"
