Post: Beach condo vs SFH

Hello all,

I'm new to BP and real estate investing. I live in San Diego and am interested in investing locally to be a little more hands on while I am learning. I am aware that Southern California in general is expensive and positive cash flow appears non-existent. My initial thoughts on strategy is to buy and hold and ultimately build equity.

In looking locally, Oceanside seems like a more "reasonably" priced coastal location compared to some other San Diego areas. I am considering a 1 bed/1bath beach condo for STR. However, when I look at prices in Oceanside, that beach condo could also buy a small SFH more inland. Though with recent STR regulation changes, it looks like many SFH locations do not allow STR and can really only be used to LTR. In comparing the two options, what are some opinions from the BP group?

@Samuel Diouf @Bruce Woodruff @Nate Meeker : I am certainly considering OOS, but would prefer to get some hands on experience locally. I've read the Long-Distance Real Estate Investing book, but still uncertain that I want to start there. From my information gathering, it seems Ohio (e.g. Cleveland) would be a potential place I would look into.

@Dan H.: My plan is to have a long time horizon for my real estate investments. San Diego (and what appears to be most of Southern California) appreciates significantly more than many part of the country, which is what make me interested in the area. In addition, being local would help me get my bearing the the real estate world. Cash flow would be great as well, but appears challenging in our current climate. I see you're in Poway -- we actually looked in that area as well.

My name is Victor — I am new to BP and real estate investing. I live in San Diego. My wife and I have been trying to learn as much as we can through podcasts and books. We are looking purchase our first investment property this year. Since we are new to investing, we want to start locally in San Diego. Hopefully after some hands on experience, then consider out of state investments if it matches our goals. Looking forward to connecting with others in the BP community!
