Has anyone successfully BRRRRd in Southern CA and do you have any good lender recommendations from the area?

If you prepare and do your due dilligence you should be able to get much more confident around your ability to refinance once you complete your remodel, the article below highlights some of that. You should have the bank that will be doing your refinance lined up (and be pre-approved) before you purchase the investment property so that your likelyhood of success is much better.

I am an agent on the Westside in LA and am looking to become more knowledgable about how to underwrite TIC deals in LA.We are seeing them a lot more in our market and have closed a few deals. I'd like to understand more about how to underwrite them on the investor side so that we can also open up more opportunities for our developer clients. Any insight is much appreciated!
