Ahh...! Been away for a minute. But I'm back and after reading through all of the responses, the general consensus is that Cash Flow is King with still other ways to utilize appreciation in a bigger way. This is all exciting information because it shows just how creative you can get with real estate, of course depending on your level of risk-tolerance Hmmm....

I definitely agree with everyone on investing for cash flow. Being able to create a stable foundation with cash flow, which is at the very least foreseeable rather than appreciation, which is still dependent upon the real estate market seems the best way to go.

From what I've read so far, it seems those who rely primarily on appreciation are in a pretty strong market where they know the wait will be worth it

I'm new to the Real Estate Investing world. I haven't made the transition to stepping out and shopping for rentals yet. I'm still reading and educating myself. But I am curious. Do you guys invest for cash flow or appreciation or maybe even a mixture of both?

Thanks Susan for the reply! Ok I'm a tad bit familiar with Byram being that we looked for residence there. This gives me a great starting point. I've been bouncing back and forth between the two to figure out where I want to focus my efforts towards first.

Hello Biggerpockets Community!

Let me give some background on myself. My name is Victoria and I have finally made the decision to enter the world of real estate investing after numerous attempts of trying to back out. Eek!

I'm currently living in North Carolina and gearing up to relocate to Jackson,Mississippi within the next month or two. I've read a couple books on REI and have several more on my list. I've mapped out my immediate and long-term goals. As of right now, multifamily would be a better fit for the current goal I have set.

My question, being a non-native of Mississippi,

is there a decent amount of Multifamily homes to choose from? I've searched a few other sites to glean insight, but want to get personal insight from those currently living there or have lived in there
