With all this talk about 1031 and individual situation(s) being the key component....Since this is a common analysis, there must be a comprehensive analysis tool already in existence. Im trying to not reinvent the wheel as is my tendency! lol 

Any suggestions out there. A beautiful excel tool would help a lot (along with #s from a CPA) 
Where / how can I get my hot hands on something like this? I could then modify to suit.

@Dave Foster I have noticed that IRR is not talked about much. Any more thoughts you might offer regarding using IRR in the context of deciding how to 1031. Applying to DSTs? Or your own expample?

Carlos Ptriawan Yes, that option of using it with your primary is definetly a good one! I am considering breaking up my 1031 into a few pieces. At the moment, your suggestion is one of them. I was going to ask you about the STR aspect that you mentioned above. In terms of quality SF houses, nothing beats a property that would be attractive as STR, but that model seems whoefully overdone, and is currently suffering. Also, personally, as a rental model it has a lot of moving parts. Has anyone considered transitional housing model?

Great posting! I think the comment by @Chris Seveney is the biggest and most important. Additionaly I think about, knowing my own risk profile is certainly essential, but very difficult to determine aspects of the third parties syndicator/dst risk profile, since part of what is built into those type of investments is the capacity for operators to change course in one way or another (yes, with some exceptions in the docs). Like a marriage, you certainly want the capacity to change / adjust, but that can lead to a breakup, or a complete change of heart. The child (property) stuck in between.

Hello Nicolas! Im amazed by how long this thread has been going! Im certain many people appreciate your generosity of your time and expertise. I am going to ask a question which I'm fairly certain many newbies have:

What is the best strategy for finding a CPA and/or bookeeper that is more equal to the point of your own development. Since a RE investor is a business, and a CPA is a business, they should be somewhat aligned. 

If you have a small lawn to cut - you don't purchase a John Deere tractor - nor do you cut it with a machete. The John Deere tractor eats up all your capital and is overkill. The machete, not enough, and the grass doesn't get cut. 

Perhaps you can speak to the best way that a person can find professional advice that is cost effective and useful to its alignment with current development and associated complexity.
