I don’t necessarily think tenants on disability is a terrible thing. I just think as a landlord/owner, tenants should still be able to show proof of income that is 2-3x the rent to ensure they can afford the rent, etc. Just not sure how to go about that.

I don’t believe the house is approved for Section 8. The tenant mentioned to my agent that she would be applying for it.

Got it. Thanks for your recommendation. I anticipate the sellers may try to back out of the deal if I request the tenant leaves or try to renegotiate. However, it is written in the contract that I have that right. Awaiting the background check on the tenant and the appraisal results that should come in today.. should I request any other information from the tenant in the meantime?

The sellers don't seem to know too much about the details about the tenant situation. My agent spoke to the tenant himself and she told him about the disability. All the sellers know is that the tenant pays them cash for rent each month (and says she has been on time). The section 8 thing is what is somewhat confusing that I need to find more about.

How exactly would I go about renegotiating, especially if I'm so close to closing? It seems as if the seller's agent has a mentality that I agreed to this house with a tenant already here and that it's my problem. I do however have the option to close on the house with the existing tenants out. I just don't know what move to make and how to determine the best solution. Should I be having the tenant sign a lease and notify them ahead of time I will be raising rent? I'd like to see proof of their income. Should it be 2x-3x monthly rent? Thanks so much for your help!

A few weeks away from closing on a multi family house and I have a few questions:

Just found out the tenant is on disability. Her mother also just moved in and is also on disability. The tenant mentioned to my agent that she is trying to get Section 8 approval. Is this something to be concerned about? I have the option to request that she leave before I close on the house and I want to make sure I’m making the right decision. To note, the tenant pays around $100/month under market value for a 1 bedroom in the area, and the listing also said $100 more than what she says she’s paying (listing says $800/month and she says she’s paying $700/month - owner died and sisters are taking over so there is some confusion here).
