Post: Is 20% down required for a rental property?

Hi everyone! I am just starting out and interested in learning how to invest in real estate. I currently live in the Bay Area and have some money to invest but am priced out of this market so my next option is to invest out of state. The reason I am looking at Vegas as a good market for me: short flight from CA, the Raiders move and the exodus of Californians. I would like to get my foot in the door by investing in a rental property in the Vegas market but my first question is if I have enough money to get started. I have spoken to a few loan agents and they have advise that banks typically require 20% down for financing on a rental property. Is this always the case? Hoping someone can provide some advice on how to finance a rental property with as little down.

 I am glad to be able to connect with you here on BP. How lucky are you to be living in Hawaii! I have friends that live in Kaneohe and plan to move there in the next year =) I just started the process of becoming a web developer and will be finished with my program in the next 12 weeks. My goal is to land a remote gig which would allow my husband and myself the opportunity to live and work in Hawaii. I have also been considering buying my first turnkey property in Indianapolis but dont know where you start. Would you be open to share the process with me?

Hello Everyone, 

My name is Victoria. I am from Union City, CA. I am new to Bigger Pockets and am here to learn more about investing in Real Estate. I have owned a home before. I purchased my first home in 2010 and recently sold the property. I am now looking for my next purchase and hoping to learn specifically about flipping homes or purchasing a rental property. I do come from a design and construction background so I am not afraid to get my hands dirty. But when it comes to type financing a flip, that is where I can use some advice. I look forward to connecting with fellow members of my community!
