Post: 2nd investment property

Hey everyone!! We currently own a single family in our local town and have been looking at some multi families to purchase. I have some private money raised from family that they are going to lend for us to invest however it’s not the full amount of the purchase price. How do you guys suggest we structure this deal? In terms of funding the rest of the funding needed to purchase the multi, would it be suggested to go to a bank for a loan for the rest? Or what would be other options to raise the funds?

Hi all!

Under contract for a SF and the inspection found termites in the basement on areas around the doorways. The inspector estimated around $3,000-$5,000 for the work needed. Some of the frames need to be replaced. We agreed on "as is" condition. Now that we found what issues we would have to fix according to the home inspection, is there anything we can do to negotiate with the seller or are we on our own if we decide to take the house?  Any insight would be great!

Hello! I want to write a letter to put in potential houses that I drive by and I am a little stuck on how to word the letter. Some houses are multi families and might not be owner occupied, so how would you recommend addressing and writing the letter to have the owner read it and not the tenant? Any help is appreciated!

Post: Living in in-law set up with FHA loan

Hi,

My boyfriend & I are looking into our first real estate investment property. Our original plan was house hacking and we are looking for a multi family. The market has more in-law set ups than multifamily homes where we are located. We want to use an FHA loan for our first property as we plan to live in one unit and rent out others. If we decide to buy a home with an finished basement/ in-law set up. Can we live in the smaller unit and rent out the main level home with an FHA loan or do we need to reside in the main level? I have not found any sufficient info whether or not this is allowed.
