So I should not be running my numbers based on the property taxes on the MLS listing or on websites such as Zillow?

As far as running your numbers for small muliti's (2-4 units) do you use the taxes listed on the MLS? I'm getting mixed up between what's on the MLS listing and what is on Zillow, Trulia etc. How do you guys calculate taxes, other than "asking an experienced agent?

Is it me or is finding an agent that can go to bat for veterans using VA loans almost impossible? I've been through 2 agents now and both I had to teach the basics of how the VA loan works and why I would make it my preference. My most recent agent loved to remind me on every offer we made that my offer was the least appealing one because it was a VA loan. I get it VA appraisals and inspections are a pain but from what I understand they aren't that much different than an FHA's. Also people DO USE THEM. That is a thing right? Am I missing something? Is it asking too much of my agent to have the knowledge to make a strong case to the sellers agent so that he can relay it to the seller? I would love to just have an agent/investor who is also a veteran with experience with VA loans but apparently those aren't too easy to come by in central/northern NJ. I don't mean to sound like I'm whining. Just starting to get discouraging when someone thanks you for your service with one hand and shows you the door with the other.

Michelangelo Felix has over 10 years experience in the planning, design and construction management of civil and structural engineering projects. After earning his engineering degree from NJIT, he worked for one of the largest construction companies in the world and feels privileged to have served as project manager on many iconic projects including, but not limited to: Bayonne Bridge Raise the Roadway Project, Brooklyn Bridge Reconstruction, the 5 Million lbs. Demolition and Rebuilding of the Kosciuszko Bridge, George Washington Bridge Replacement of Suspender Ropes & Rehabilitation of Main Cables, and most recently, the Structural Steel Erection of Newark Airport Terminal A. He has since ventured out on his own, translating this knowledge and experience into the residential space by flipping real estate and starting a construction company, Felix Engineering & Construction. Felix Engineering & Construction is a fully licensed and insured general contractor with an integrated engineering staff, performing all phases of construction with a specialty in structural work and repairs.
