Once you understand the basics of the game, real estate investing really can be as conceptually simple as playing monopoly. Your goal is to buy properties, avoid bankruptcy, and generate rent so that you can buy even more properties. But "simple" doesn't mean "easy". If you make a mistake, you could find yourself broke or worse.

We are excited to invite Sam Madrid, a local real estate investor expert, who has done over 1,000 real estate transactions with Creative Owner Financing. Sam is the master at finding distressed homes in the low income areas, selling them "as is" with owner financing. Sam also uses private money to acquire the real estate deals, at an 8% interest rate for private investors, with a five-year balloon, and interest only payments. He then sells the property for twice what he normally buys it for "as is", at 10% interest and waits about six months before he then sells the note for full market value.

Sam is a big proponent of putting money in your pocket when you buy and when you sell. Borrow an extra $2,000 up front and obtain a $3,000 down payment from your buyer. This way you make money upfront, when you resell it, and every month through cash flow.

There are more real estate deals out there to be done if you just know where to look, how to look, and what to do once you find it. Victor and Sam will be talking about this at this month's meeting.
