Murali There are several suburbs in DFW market with excellent/decent schools. It would be hard to find a cash flow property in Plano, Frisco, Allen areas but there are other suburbs where u can buy SFH /Duplex/4-plex with cash flow. Tarrant county in Fort Worth has strong rental market & u can find properties < $200k but schools aren’t great. These cash flow well PM me & we can discuss further. I moved from Bay Area 18yrs back to DFW & never looked back. I am Real Estates agent & developer in Dallas area

Most Brokers don’t have this restriction on agents buying investment properties Investors don’t need RE license unless u plan to do multiple transactions/year. RE agents also have over head costs with their brokerage If u do plan to practice as RE agent and help others buy/sell properties it might be worth getting a license. Otherwise work with an experienced local agent

U can terminate PM on closing. You do need to honor current leases with same terms & conditions. After closing write a lease transfer or new lease agreement with only change in Landlord name & contact Get all the tenant deposits, extra keys & pro-rated rents at closing.

Just to give u a price point on inspection quotes - we got a quote of ~$3500 on 106-unit inspection in Dallas. Inspection company was going to use 8-inspectors to get all units inspection done on the same day. We always get all units inspected to know the repairs/re-model costs. This also gives another chance to negotiate with Sellers

Make sure the deal cash flows using Property Management. Also work with an investor friendly real estate agent to get Comps in the area, Rentals rates, occupancy, negotiating contract terms, repairs etc. If you are going to finance it, talk to lenders to understand their under writing guidelines and how much loan you qualify Partner up with people u can trust and do ur due diligence. U will do well
