 And WHY would you assume this?  Some emotional support animals are with their person at all times, others are not. Why would it NEVER be at the rental alone?  Who are you to say that if a person needs a service animal they always need it every second?[if they have sex in their bedroom without their animal in the room, in the bed in fact, with them, are they not disabled enough for you?] 

Also, I doubt that Santa Claus believes in you.

No pet deposit BUT any damage from the animal [highly unlikely] can be taken out of the regular deposit.

As an Autistic/Disabilities activist, probably half of the people I know have either a service or emotional support animal.[not always a dog] I have NEVER met a service or emotional support animal who was not cherished and taken care of.  Cleaning up well after, and preventing damage by the animal is PART of loving and responsible behavior. I spend a huge amount of time at the homes of other Autistics. The homes with emotional support animals are almost always cleaner and better maintained than the homes without them, particularly in homes with only one occupant. If you do not trust her and feel a need to get a doctors note, ask for one. We are used to being mistrusted [though it never stops hurting]

Brandon, I am sorry for what you are going through.  I've always gotten the impression about you, that when things like this happen, that there is a part of you actually pretty excited about the great story this is going to make. I am looking forward to reading chapter 7, where you explain how, even with the deductible and everything else,  you came out ahead, not only financially, but with your already strong relationship with your lovely wife even stronger. we own a brake and alignment shop.  paying double on social security, as you all know, is rough.  we have also been renting out our house in Bennett. we had a little plumbing problem that caused some damage last year. during repairs, it was discovered that there was asbestos in the glue for the flooring.  long story short, insurance took care of most of it, but it took about 5 months [ shouldn't have] During this time the bottom floor was totally sealed off and our tenants all stayed upstairs and paid half rent. so, we actually wound up losing some money on renting our home.

my question is, can the money lost in our rental be deducted BEFORE figuring our social security taxes on our shop?  { i realize,probably not, but hoping]

Max, you can do  this!  I know you can,  Please do not allow anyone to discourage you.  As a child I was non-verbal for 8 years [learned to read at 3 but had no way to tell anyone] and I was made such "sport" of for being such a loser. The physical and sexual abuses were beyond belief, and no one seemed to care because I was the mentally retarded, spazzy loser with no way to communicate, and most likely no one who would have cared if I could.

I was told that my son would never walk or talk-and that is BEFORE he got sick- and he now, at 20 years old, owns his own home free and clear, teaches extremely basic code to Autistic children[ actually learning with them, not the sterotypical IT Autistic],is working on the third book in a fantasy adventure trilogy he is writing, has cleared most of the trails in the location that will one day be THE Autistic retreat center of the world, and he has already been approached about management there.  He is a co-chair of the AutHaven retreat, and just yesterday was asked to be a part of Divergent Labs' think-tank, "Rhizome."

So, you are not, and have no need to be anything close to a loser. You CAN do this!  And you people betting against him, yeah, that'll make it 10 times harder for him, but I'm betting that despite your negativism, Max will release the winner he already is under the burden ofall of his scars  and worries.
