Hey all - 

Wondering if folks would recommend any attorneys in PA that specialize in tax appeal? I recently received a tax appeal to increase the assessment for an investment property I owned in Bellevue PA, which is already insanely high! Would love to seek professional help to defend the increase and potentially make an appeal to lower the assessment.

Hi BP -

Currently in a not ideal situation and would love to hear some suggestions regarding how to handle!

My just got a condo late March this year, and early May the condo association told me there was a leakage in my kitchen faucet / garbage disposal that led to water leakage in the units underneath me (two units since the middle unit is vacant and they didn't realize). The unit directly underneath me wanted me to file a claim with my insurance company to cover their fix costs. The problem is that my policy wasn't in effect the day the problem was discovered (definitely my fault on not having an insurance early enough!). The adjuster from my insurance company suggested the units underneath me to file claims using THEIR insurance policies since they need to prove I am liable for the leakage (due to negligence). 

My questions:

1. the unit owner directly below me doesn't want to get their insurance involved (which I understand), but should I ask them to contact their insurance companies to get this resolved?

2. If they file a claim with their own insurance, will their insurance companies come after me for the cost (~8K in total)? What do they need to do to prove I'm liable for the problem, will I be automatically on the hook 

3. how are those condo unit liability issues usually resolved? Do people normally file claims with their own insurance companies or ask their neighbors to

    Hi BP community -

    I recently purchased a condo (2B1.5B) in Allston, Boston. However, I'm moving to Seattle this June, and I'm looking for people to help me manage. Any good leads for property management company? I'm using Real Property Management Company for the duplex I own in Pittsburgh, but heard bad things about its Boston office. Anyone insights regarding RPM's Boston practice will be appreciated!!

    @Luke Carl - Thanks for the insights haha (and I'd love read your book once it's finished). Would you suggest having great 1) cleaning team & 2) maintenance team is enough to get me started on STR?

    Hi - I recently found a nice duplex in West View. I couldn't find a lot of rental listings on zillow/craiglist in West View, so I'm not sure about the rent I could potentially charge.

    Both units are 3B1B (and one unit has 1.5B) and are very well-maintained (separate meters, AC, dryer&washer, etc). The seller said we could charge $1.1K monthly rent per unit, but I wanted to further verify with anyone who is familiar with West View.

    In addition, I'm wondering: 1) do people rent in West View? Since majority of residents there are homeowners; 2) is West View a popular area for families? Although it has good schools, parents who care a lot about kids' education may opt for Mt Lebanon/upper st clair for better ones...

    Appreciate your insights!
