The BP Lease agreement looks to be month-to-month with a term. I'd like to just do a 1 year lease and be done with it. Can I use this form but put the term at one year?

We demoed our 2-car garage in March (it was from the 40's) had to tear up the concrete foundation because it was in bad shape and have built a 2-car garage replacement with 500 sq, 1-bed apartment up top. We will easily hit $200K. And that's with my husband and I doing the interior build-out. Contractor took it to white box for $200K. Windows took 3+ months to get. Lumber is $$$. Labor is $$$. Foundation $$$. Everything was expensive.  (Colorado Springs, CO)

Specifically need to have an attorney for lease agreements, evictions, + advise. In the Colorado Springs area, preferably, but could be in Denver area. 

Skilled at their profession but please not overpriced. 

I have an AirBnB in Colorado Springs.  My primary home is in Austin. I keep it as an AirBnb because I want to be able to use it myself for a few days every month. AirBnb rentals pay my mortgage on that property. I keep our personal belongings locked in the basement when we're not there. And that would be my main caution. Every time you travel, you'll need to remove your personal items, clothing, etc and clean or have the place cleaned for the guests. You have to decide what you're willing to take on. I have never had anything stolen.
