nope, not above the market--other 3 bedrooms in the 16's, 4 bd anywhere from 19-24---and we did do the analysis. on paper, it's golden, rent is realistic, house is immaculate. which is why i'm wondering if it's just the fact that it's winter.

no, not under other rents, but reasonable. need to cover the mortgage, so i don't want to drop too low. i'll consider the incentives, though. thanks!

We purchased the house as an investment property to rent out. we have the rent set at 1695, which seems right in the ball park for the area, given the other ads I've read. nice curb appeal , extended family room with vaulted ceilings, pergo and wood flooring on the first floor, bathrooms redone, nice window treatments, all appliances in kitchen, washer/dryer--total move in condition. and good school district.

i've only had two calls in a little over 3 weeks. is winter just a tougher time to find tenants?

Hello,

I just bought a house in the southwest suburbs of Chicago. 3 BD, 1.5 bath, immaculate. However, i've only gotten ONE call in about a month. Advertising in 2 papers, MLS, and on a rental house website. Is there anything else i can do? this is a really nice house, which I think would rent if people would just come take a look at it.

Help! any advice welcome!
