I own a 4-plex in Bryan, TX. In this area, only licensed agents can give tours to prospects. The current management company seems to rely on agents not in its management team to give tours, resulting in very low lead-to-showing ratio and high vacancy. I would appreciate it if you could recommend some good property management companies in the BCS area. If you're an agent and willing to help, I will be happy to discuss with you. Thanks in advance!

The first deal is really to get your feet wet. Cash flow and COC are critical but you would also want to buy in areas that have appreacitaion potential. Properties in war zone would give you the desired cash flow and return but should not be your first deal.

#1: cash flow $100 per door or higher

#2: long term debt

#3: cash reserve for emergency

If you have these three things, you should be fine.

Stay away south of 630. There is no single building permit issued in 2018 for that entire area. We have property in LR and use a management company for the property.
