I think right now is a good time to be flipping properties as long as you make your money when you buy the property. In other words buy it right!

I quote Carlton Sheets, "if the offer you make doesn't sound rediculous to the seller, then maybe you're paying too much!"

The next best thing that can be done to increase the chances of selling would be to know the targetted market area very well. Then price your flip slightly or even substantially lower than the houses for sale in the same area and that are very similar in detail. "Of course you flip will be of much better quality" In other words, don't try to make all the money you'll ever need on one deal.

I would have to say that the most inspirational book I've read with regards to investing, Rich Dad Poor Dad, By Robert Kiyosaki.

Man, what a wake up call. That's where I really started to search myself and make changes in my life and what I was teaching my kids. I knew very little about money until then. Since then I've made many changes in my life and in the lives of my family. Changes for the better. I've read more of Robert's books and he is definately one of my mentors.

My name is Rick, I hold a fulltime job but in my spare time I look for good real estate deals. At this point in time I am Looking pretty closely at REO's and I am "trolling" for my next project. Foreclosures are on the rise in this area as I am sure they are in many others.

I have been doing real estate investing since about 2003 and I've had some pretty good luck so far. It has been a roller coaster ride at some points but with the support of my wife, I'm still here and have clearly learned that real esate is the way to financial freedom. I'm not there, yet but I know I can get there.
In the past I have picked up and flipped a pre-foreclosure (this was my first deal) with no money out of my pocket, re-habbed an REO and kept it as a rental, purchased 4 SFR and flipped them for a pretty good profit. I've purchased property at tax auctions, "online" and sold them for a pretty decent profit. I have lost money though too, I purchased two properties accross country (in Ohio) from an online auction. I could not establish contacts to re-hab them and manage them so I had to sell them at a loss. I sold them for 10K each when I payed 14K for each one. But I learned a lot.
I am here because I don't know it all, and I'd like to learn more. Knowledge is Gold in this business, I can share my experiences and visa versa. Maybe we can all learn from each other.
