Hello, does anyone have a Joint venture form/contract that they could share? I will be approaching a family member and a co-worker to start a joint venture on a fix a flip so I want to look as professional as possible and could sure use the help. So far I'm including a business plan and an example fix and flip deal using the program from here on BP. Anyone have other suggestions?

Hi Aisha, I'm looking to buy from wholesaler a fix and flip project. Haven't had too much luck searching the MLS from our agent so wanted to see if working with a wholesaler could bring us better luck. And I'm searching for a hard money lender for the project. So far I've been getting pre approved by a couple of companies that I saw listed here on BP. Gathering up all necessary paperwork to finalize terms from those so I can finish shopping around.

Hello BP, is it normal to have to bring closing costs and points to the table to acquire the hard money lender loan? I've gotten a quote for $100k purchase 50k construction for ARV $225k which is great but it requires $8000 out of my pocket to get the loan. Was wondering if this is typical?

Hi does anyone know if there is public records for crime committed at a specific address? Been looking at a property that is bank owned so there is no disclosures attached. But the price is really low so I wanted to make sure that it wasn't a murder house. If not, I guess the next step would be to try and talk to the neighbors.
