you don't have to provide him with a vehicle, but you could include X amount for gas and for using his personal vehicle. Trust me and DOCUMENT this arrangement now. Also, is he salary or hourly? just remember that when salaried and doing maintenance, there are federal qualification for overtime.

I started in this field as HVAC tech. so there are some tricks to use to find manufacturers.

If they take pic and you aren't taking "protective measure", , their miserable selves could call EPA. If EPA feels like it, they can do a soil test. This isn't meant to discourage you. Just make sure you use proper safety practices.  It'll help you out in the long run.

covering up with smartside sounds like your best option. Just make sure have plastic drop cloth to catch the flakes and tape up the garbage bag you put it in. Especially if you have busy body neighbors or tenants that like to take pics.

Yeah. The fan section would sit directly on the coils if its removed

Also, the unit appears to be a Weather king brand. That used to be sold by SEARS. But due to the age of this unit, I can't get more info. But I highly doubt that you would be getting OEM parts for this anymore.

don't cut the grill. it adds support for the fan section.

wow! I didn't expect so many comments to be posted by the time I got back.

I completely understand where @Nicole Heasley Beitenman and @Wil Reichardare coming from, but after being in this biz for a decade in NYC, Baltimore and DC, there are alot of things that you are going to want to react to immediately, but must help out in an indirect manner. This is for your personal, financial and legal protection.

You as a PM DO NOT determine if a law has been broken, or how to best to "protect" someone. Stories and situations change all the time. You can definitely recommend to the victim that there are services available by the city that will assist them in their living situation, like getting a VAWA, or other protection orders. Once you get these orders, THEN you can act.

You can try to lock people out, or take them off the lease, or even make notes in their record. But if these are done without court record permission, you will wind up in court fighting an unlawful eviction, with discrimination and violation of fair housing thrown in for good measure.
