Hi Jay,

Good questions, and that is why the ARV is ??. This area is transitional right now because of the new light rail coming in.

It is an unusual deal, and perhaps someone might want to keep the house and rehab it.

Our market here is tight, and deals are hard to come by, but there might be someone this makes sense to. As a wholesaler, we just get them under contract for the best we can, and let the chips fall where they do.

I'll let you know if we sell it! :)
