The Indian casinos already make as much or money than Vegas. Last i checked they were closing in but it cpuld have changed.  That said Vegas will always be Vegas.. Indian casions never willl im T

I'm pretty familiar with LV, i go a handful of times a year and have friends there so I have looked into it various times. 

After much due diligence said nope no way no how and kept putting money in the stock market instead. 

I was just there in January this year and they are building like mad. Just drive out to lake  las vegas. Ho!y shiiite!!!!!    

New houses are selling for dirt cheap. What does that tell you? I know what it tells me. 

congrats on getting out of Hell A. Not many do. 

Where ever you go people will think of you as a rich Californian arriving with your  bags of money.  They will surcharge appropriately. 

Just something to be aware of.

As others have said stained concrete is amazing.  I want to do my entire kitchen countertop and sink in poured and stained concrete.  

For exterior applications I have had great results with the Rustoleum Restore paint.  I did two porches and entryway steps with it. They make various versions for concrete.   Fills and covers cracks,  looks great and can be color matched.

Parole is usually no more then five years. So it's not going to be that far in the past.  It's way too easy to cheat drug tests these days.  Just because he has no  parole violations is NOT barometer of substance abuse (or lack thereof). 

Depends on the kind of drugs and what the charge was. If he got busted smoking a joint in the park  or with a small amount of marijuana I'd have no problem. However in my state, that's not a felony. 

I'd maybe consider someone popped for  carrying a 1/4 gram of blow at a party or in their car. Id be wary but probably ok if I felt he was a recreational cocaine user who was in the wrong place at the wrong time. (like a john picking up a prostie) 

However, if it  was anything to do with manufacture, trafficking or dealing I would say no ****ing way even if his parole officer said he was an angel. If it had anything involving heroin or prescription opiates I would also say HELL NO.  Are people on methadone a protected class?  I would not rent to someone on opiate mainence either.  

Have you ever dealt with a junkie? I have. They'd stab their own mom in the back for a fix.

 I say pale yellow too. I had a similar dilemma when paining my old house, which was also white. Every other color was taken, esp anything neutral. We tried  lots of colors but ended up with Pale Yellow, hunter Green  with a few small burgandy accents.  We used this special textured deck paint for the porch. It covered all the cracks in the concrete and gave it a nice texture. It's expensive at 50 bucks a gallon but very worth it if you have cracked concrete.

You're not getting 0% for 18 months. Not with all those fees, and all the time it is taking you to do all this.  If you miss one payment they slam you with the full amount of interest and late fees.  It's very easy for this to go sour very fast. I was getting about 4% and I look back and think "god how did I not **** that up?"

I am not saying don't do it, but I think you are underestimating potential problems, and by calling this a "Guide to Credit Card Hacking" is just...well.....  I think it's sort of cute you think you have some original idea. 

  The credit card companies can change the rules and fees at any time, xfers can take time. Payments sometimes fall thru the cracks.  Which will most likely happen at the worst time when you're too busy trying to do your flip to make a call to the credit card company/paypal/WU to figure out your little scheme isn't working. 

I wouldn't suggest it for anyone who has access to money in another way. If that's all ya got, well, that's all ya got.  There is no free lunch, that's for sure. But regular money is so cheap right now!

Credit card arbitrage is nothing new. I used to do this like crazy when you could get 3-5% in a CD.  What you don't pay in interest, you pay in hassle. Its risky and it will wreck your credit. 

Its also kinda amateurish. If that's the only husltle you got, it'd better then nothing. Just be careful. Remember the credit card companies make the rules and they're not stupid.

Are they unable to perform, or are they uninterested in your deal? 

Is the buyer you found the property for tied up with something else and busy? Or are they blowing you off? 

So, either let it go or keep hustling for a buyer.  If the deal is that good, find the cash yourself.

I feel your pain man, I do. I commuted from pasadena to Santa Monica for two years. There are days that 30 minutes doesn't even get you out of santa monica proper!! I ended up quitting because I didn't want to sell my house in pasadena and the drive was killing me. 

 Woodland Hills and Topanga Canyon, but those might even be out of your price range. Agoura isn't a terrible commute but I think that's also too pricey.  

I am not a fan of mid city or culver city, but that is just me.  So if I was stuck back working on the west side I'd probably spend time trying to find a distressed place at a discount, In either Agoura or Woodland Hills so of ventura.  (easier said then done!) And now that I think about it, that's still a crappy commute I remember why I quit that job! Good luck!

NELA is great but its not ever going to be a 30 minute commute in rush hour traffic.
