  yes it is... seems to be the pattern now with all of them.. get a reality fix and flip show then hook up with highly capitalized marketing companies that drive the back end.. be the face of the company and make a bunch of money... and believe me they do.

Hello,

I have a property (MF) that I may be interested in buying, but how do I go about evaluating the offer price for an LOI. Can anyone point me to which factors to look for and what metrics I should be at for a good investment? I have the financials. 75 units.

I recognize their name... they're one of the HGTV fix and flip couples right? 

I personally wouldn't pay for it... there are plenty of friendly investors willing to give you guidance for free.

We actually used Fannie and Freddie conventional loans.

My parents started with turnkey investment, and so did we. I thought it was a nice and easy start if you are not familiar with the rehab process. Once we had a few under our belt, we explored into the rehab and hold market. We definitely see more money from the latter, but the former was a much safer investment IMO.
