your ability to get join / ask your question is great, but i have to agree with members that you need to figure out what you desire as an end goal, be honest with yourself in regards to what you are and aren't willing to do for it and while your at it, It might be wise to set down with your agent and determine if you have the right one.  while the advice of leveraging your finances over multiple properties is good, your agent hasn't sat down with you to go over your criteria, or understand if you know one yourself.  Neither of you have time to waste and neither of you have time to figure out you may need to be with someone else!  Investors are...well, different than general homebuyers...so you need to work with someone that will be able to understand rental numbers, initial and post due diligence.  Once you become more comfortable with RE language and understand what you are looking for. you'll quickly realize if you have the right agent...your opportunities will become targeted.

Wow, great stories and a bit worrying for me...I'm not a seasoned landlord, about to take that lunge but perhaps meditation classes first?  I wonder if any of those tenants ever had a landlord actually say yes???

I agree with @Chris Seveney on getting quotes, multiple in fact.  This could help justify enough to push that return > 10%.  Hopefully the repairs are moderate in effort so that the returns stay attractive.

Smoking is very negative to the healing process (blood circulation, clotting etc) and if this lady is older, her immune system while smoking will be significantly impacted...she'll be inside longer to recover even during the warm times...Look at your business and focus there.  in the end, her not wanting to stop smoking is the biggest disregard to herself...let alone you.  i am an ex smoker and yes, when i smoked it was about me!  Boo on that!

@Paul Timmins thank you for the detail breakdown, I myself am in @Frank Bellantoni situation and will read your suggestions.  

@Frank Bellantoni, you might want to consider going PRO to fully utilize your deals and have  the BP community help you determine a right direction.  Plus the archive Podcasts and webinars are priceless, worth going through without restrictions!  There are plenty of tools out there on the market, I know, I bought a few however, the interaction with another member is what I was missing, and those tools don't provide people to talk with or even, just read about their complications.  So BP has all these tools and makes it possible to start your questions immediately, keeps you in the BP zone.  I'm not trying to push cost on you, I am PRO new myself however already seeing how I needed to make some better decisions on my current project after analyzing using the calculators provided as well, reading Jay Scott's Book on Flipping.  Unlimited use of those calculators is worth the membership, as investors a calculator is essential.

Still trying to learn all the cool features available now!  At least BP tried it out, got real data / feedback and was able to make a solid choice for immediate need and think about a more suitable future version.
