I am think to i do my self property manager ,i am think to lower landskaping and snow removal from 9200$ to lower down.

4 is fully done ,4 need to be renovate.

School is 10 ,area is great ,bullding is very healty ,a lot land can be approve to build another 8 units

Please i need some help before i give 5% monday to under deposit .

Rebuild 70% off , I purchase Honda Insight 2010 , 40,000 miles for 6,000$ And after 5 years 400,000 miles will sale it for 3000$ lol . Rebuild is best to buy . Buy Mercedes cls 2014 20,000 miles rebuild , 25k will drive for 5 years and sale for 16-17 . God good deals on rebuild all time . Look up this things on eBay .
Hi there , I owm couple units here in CT but single door . I looking for multifamily 8+ and I find some good location , good rent , good school condition , kind great . But this cap rate is 6-7% - Those 2 property’s is 1. 1.4 milion 6% cap 2 2.1 milion 7% cap What you would do if you have 30% down does bank will work whit this numbers , or do you guys this it’s smart put down 400-500k Does this make sense to put all those money there , does this work this way , I am confused when I am look the deal I love it . Almost never vacant,litly repair , Sorry for Bad English .

It’s will be a lot of them over 1000, I think text Shoud be much easy to they can see what I am doing and if they interested they will give green light . Cold call idk about that . I am doing another business and kind busy whit those , I just want shoot 1000 message to see raspond for this units I like it and tell them if they interested sale I can close in 2 weeks cash .

I found home owners numbers from my town and I want to start sending text messages to see if they are interested in selling.

We are cash buyers and can close in 2 weeks. And should I use my regular number? 

Please, any ideas.

I got app when I can pay 1$ each for phone number of owner . I am looking on Zillow for pre foreclosure, and also looking for bullding when I know purchase price show be low and rent ok . I am also kind uncomfortable to make All those phone calls . Do you think text message will maybe work ? Do I do any illegal things doing this , also what message Shoud be . I want see if you guy can help me . It’s kind like Direct mail but more faster .

Purchase condo this week 31k , auction cash ( buy only from Outside don't have permition to go inside . 2 bed 1.5 bath 1200Ssf Rent 900-950$ Area b- Tax 2240$ Condo fee 250$ Appraisal 47,000
