I believe that they put your credit card deposit on hold an release the Friday after the event. But if you don't have a great excuse like the house doesn't look like the pictures on the Internet or some facts , take pictures, etc or something related to the house then I'm not sure if you can back out . im in Florida. Don't know title offices where you are. Ask a experienced realtor what title offices they use and it's better if owner of title company is a lawyer just in case.

if is at action. Com you, the bank usually will have to pay for those liens but only if you use title company they will give you the choice to buy or not title insurance . Be SURE YOU BUY IT in a 200 k house is around 800 dollars or so but that will save you a lot specially if your dealing with hoa, taxes and others liens . Pick the special or warranty deed. Alsoat action sometimes they have a pre title agreement that give you a good idea of of the liens involved . Before buying check city website for liens and also county website for liens or open permits .i will call the city to the zoning or planning department to check for open, expired permits . I bought a house and a condo from them this year but the house came with an expired roof permit from 20 years ago ... Hope this help don't bid to high in case you have to deal with a surprise good luck

congratulation. the staging is nice and modern did you do it yourself? the pictures also look fabulous, did you use granite on the kitchen ? or did you find a way to make it look like granite in a cheaper way . it looks beautiful. the paint color was a great choice.

Hi, I have bougth 3 properties at the Palm Beach FLorida Auction Sale. one of them did not have a HOA recorded but after I bought it and I called the HOA they said the balance was 15K then because I did't know better i sent a letter an try to negociate with them but finally I payied the 12K . question . what can i do better this time to protect myself of these like that. Can I buy title insurance in the courthouse as soon as I get the sale certificate. Will the title insurance protect me of hoa liens which werent recorded? is it there annother alternative to protect myself from these that i dont know about.

I do check official records, water liens etc . dont bid in cases where the hoa is the plantiff anything else i have to be aware off . Thank for the help

check the county clerk official records look under the owner's name and filter by legal description.

what about water lien? some cities or counties come attach to the house not to the owner and in one of my deals surprise me with 3000k to the city for a water lien.

and this is her house , as you can see no much room space for ac
