I keep finding people saying if the seller is motivated they wont be concerned with EM or that you can offer $10.00 for your EM.......

I feel like if I put in an offer on something (to actually assign contract later) with either situation above they would seriously and literally be laughing when they seen it.

If the notes are structured well, remember the seller can also sell them and receive a good price them if they came to a point that they needed money now rather than later.

If someone has listed their house with an agent - and the seller finds someone who wants to buy - are they allowed to do that? I thought they had to sell through that agent if they had decided to use one........

Have a seller very motivated to sell, but they say they are working with an agent as well.

Thank you everyone for takin the time to reply. I will look around for RE for sale books and see what I can find. I will also post one of them threads about mentoring, I had thought about it but.......

I have found a couple of websites - one the of the 2 owner/brokers is an active REInvestor in the area and I sent some emails to the few I found that mentioned working with investors.

Near Jacksonville, NC - there is one a couple hours away in Wilmington and I plan on going in the near future, but it all depends on when my husband is working and when he is off because we only have one vehicle.

I am looking for input as to what questions to ask or how you recommend "screening" people to put together whom you will develop a good working relationship with. Your "team".

Looking for this relating to:
-realtors
-attorney
-cpa
-escrow company
-title company
-anything I am missing

Try going to your tax office, usually in the same area as your courthouse or register of deeds. I just done this today and they were very friendly (not ROD but the tax office was) and gave me a print out with owner name, address, assessed value, etc...
