We ended up just getting a great education at the sale. We did a good deal of homework, but not quite as much as needed. Like it has already been mentioned in this forum, the "big guys" were there and dominated the best buys. At any rate, it was fun and informative.
Have you purchased many liens or properties at property tax sales?

I know this is an old thread, but I am researching properties purchasing property for unpaid back taxes. The ones I am looking at right now are those on which no leins were sold; therefore, the county (Rogers in Okla.)legally owns the property and will be selling them at auction. I have heard that I will need to do a quiet title. Can someone explain what a quiet title is and why I might need one?

Do sellers really feel that way?? My cup-half-full thought is that if they are truly distressed sellers, they will be glad to get out from under the stress of owning their property for whatever reason.

I have close friends who builds a relationship with mobile home park owners. Here's how their deals go: When someone abandons a mobile, the managers call my friend and ask if he wants to buy, rehab, $ resell it. He usually pays a small amount, between $2k and $4k. He rehabs, rents to own for five years netting ridiculous profits.

I'm loving all the good advise, scenarios and just plain learnin' here. Thanks to all of you experienced people for sharing. Especially, when you come from opposite sides of the track in your thinking. It makes for a well rounded picture of possiblities.

I've been reading a lot about getting motivated sellers, a contract and finding buyers, then bowing out with an invoice at closing. I have yet to read what happens if for some reason (like 911) you don't find a buyer? You've bought the property, right?

Thanks for the welcome Joshua and the good advice. How did you know emotions was going to be my stuggle? I will need to feel that I'm not ripping someone off, but rather to some extent helping them. I'm quite aware that it isn't good to enable people (tough love is a good thing), but I abhor selfishness. Do you think I'm cut out for this field?
