There is nonprofit reuse warehouse of the Bladenburg rd. It is called Community Forklift. Cool place that I will visit when in a need for vintage parts.  You will get tax write offs for giving them your surplus material.

I think that you can only skip transfer fees if you transfer the deed to your close relative. For LLC I believe that you have to pay.

Maybe you can skip the transfer fees if you decide to transfer to the trust... Anyone has any info on this to confirm?

I am waiting to get my final permits from DCRA and about to do underpinning on the row house in Brookland, as I am converting the basement to the one bedroom apartment with the front dig out for the separate apartment entrance. I will be doing almost 3' undercut as aiming for 9' ceiling. It will be all concrete work , no blocks. 

Will keep you posted for the rough cost , as after this I have 2 more underpining in line that I will be doing, all row houses.

I live in DC, and planning to do the same for some of my places too. I will start with my primary residence , make two unit energy efficient home, I am also planning to install green roof, solar panel, solar water heater, storm water collection , extra thick wall insulation. And maybe even living wall on the south side. We should get together for a coffee and pick our brains on this. There are some rebates form the city too.

Smart move Dom, will you get access to mris database when pass the exam? Also do you mind sharing the cost to get license and annual cost to maintain it.

 As once you are under rent control , you are stuck with current rent rolls and you can only increase the current rents by couple of percentage a year...

yes, @Russell Brazil is right, once you get over 4 units you are under rent control. If you buy with llc , you already in rent control it doesnt matter what number of units you own, But current rents on those buildings are actually ok for DC, Issues are the buildings where rents are in $500-$600 range..

On another note, as FYI, the coffered ceiling is likely a capitalized consequence of creating the open floor plan and adding central HVAC... concealing a dropped beam(s) perhaps, to create the openness, and at least in the Kitchen area, it is concealing ductwork.  

Yeap, they used coffered ceiling to cover ductwork and they run beam support there too so there is no horizontal beam support.
