This was foreclosed house under a va loan.  The property is being sold as is.  The listing agent showed me the property it’s under his listing and he is also my agent.  He is marketing this as cash offer / 201k loan or hard money only not sure why

Pittsburgh is an area in Atlanta lol near Mechanisville I wasn’t referring Pittsburgh city in Pennsylvania 

The houses in this area are going for 350 plus 3 room and 2.5 bathroom with 1400 square feet

I want to put in 5 percent down on a single family house in metro Atlanta .  Cash to invest is roughly 35k .  What are some good cities to invest in? I was looking into Pittsburgh area close to downtown area or mechanicsville.  

wanted to know your thoughts on this deal.  I was going to put 5 percent down of 285000 and flip and resale it for 350000 in 3 months.  Do you think I am wasting my time for this for 34k profit if I am spending close to 25 k in cash?

do you know guys know any experienced house inspectors for due diligence in the dekalb county area?  Looking at a sold as property want to make sure there isn’t any issue?  Do you guys have any suggestions what do you look for sold as properties?
