@Alex So I saw some good options there but I'm working in that area so I know the only reason I don't like that area because of consumption sites. Specifically 13st but some st are not that bad. I prefer to choose go south after 9th ave. Renting before 6th ave south is also difficult to good renters and bad one could add alot to your mantainance expenses. Still, great deal could make your numbers work may be. The are my thoughts on specially around 13 st south.

@Harrison Montgomery I'm approved for 275k so here it's mostly 4bed 2 bath and few old 5bed 2bath. I'm interested in rent 3 bed up and live in 2 bed down with my sister. Trying to run number where I could get out all the expenses from upstairs, found 1 but need repairs but as a newbie, I'm not comfortable with renovations. Also I let it go coz I need my work permit to make a deal which is taking longer than usual time.

@Zorya Belanger also he have knowledge as compare to other people i met and want to get better on sales. Coz now I'm working 80 hours/week and making just 4-4.5 k month. After getting my first house (live+rent) approved I'm leaving one of those job.

@Zorya Belanger yeah, i just want to get license to get better understanding of real estate here in Lethbridge and I got a realtor who want me to join his firm coz he's impressed by my marketing skills so he's compensating my license fees when I'll get it.

@Scott Innocente not in this market, just wanna know how you estimate rent if u don't have info about previous renters, other than fb and kijiji estimate coz I saw people change from their listing rent alot.
