My oldest daughter has an Italian first and last name.  And was born in Jersey.  My brothers and parents thought it was funny to refer to her as Guido or Luigi when she was a baby.  It was kind of funny to me.  But virtually racist to her father.  

LOL, Oh I know its the same with my family. Being Italian and from Jersey myself using the term guido can rub some of the Italian heritage the wrong way. I get a kick out of it when people say it to me down here in VA, they don't have a clue.

@Eddy Dumire How so? If someone brings something to the DA that is a concern to them (elderly lady thinking it may be a scam) and its their POLICY to follow up how is that guilty until proven innocent? How many times are elderly people victims of scams? I know my grandparents were victims of a scam and its a legitimate concern to senior citizens. So to the person that made the complaint, in their mind, had a valid concern. 

The DA guys came and asked to see that Rob had all the proper documents and he showed them his business documents. I do not see where Rob said the the DA investigators took it any further than that once they saw he was legitimate and not trying to scam people. Thus satisfying them and closing out the complaint.

Do the guys you use (if you know) cover other areas as well? Like outside Ft Lee, Chester, Chesterfield and Midlothian for example. I know some PMs will only cover certain areas.

@Brian G. Thank you and yeah think if I held it a little longer it would go the same route in value down the road. A few factors came into play as well and had a hand in selling it along with the way the market was heading selling. Going to take the money from this one and put into another one. A few doors opened up some opportunity to where I will be doing more buying and holding in the next year or so. Best of luck to you in Miami!

After dabbling in smaller projects this one is my best one yet. At first it was going to be purchased and used as a rental, but after looking at the numbers and the way the market was going I figured to list it and see what happens. 

Listed at $129,950 under contract in under 7 days at $125,500  and she closed today. 

Thanks to my agent @Jon Deavers for all his hard work on this one and my work crew. 

After all fees, loan pay off, some lingering credit cards from the trips to Home Depot and some inspection items I will net $19,500.

The neighbors really were happy to see this one get a make over and us bring it back. The original owner that had the home built in 1992 came by to check it out while we were working on it which was really neat to have happen. She sold it years ago and the last owners really did not take care of it as you can see from the before pics. The neighbors would come by time to time to see what we were doing next. My contractor got to know the lady across the street very well (in a good way) as she would always be chatting him up. 

Definitely not some of the worse ones I have seen that is for sure, but still a black eye in the neighborhood.

Congrats on the purchase. I know I was terrified when I bought my first home so I am sure its perfectly normal for most. I lived in rentals until I bought my first home in 2007. Its a big responsibility and that worry should fade away once you are settled in and call it home. Hope you enjoy the trips to Target, Bed Bath and Beyond, Home Depot and places like that for home accessories more than I did.
