Ive scrolled thru countless forums, thru BP blogs and even tik toked as close to this question..

I’m here wanting to ask is New Orleans a year prior to the Super Bowl worth the investment?

I’m looking for a 2-4 unit property around the country and I’ve circled back to NOLA due to the inexpensive  multifamily properties that is available

a few questions…

Is this market saturated?
Is rent prices reasonable?

Is it hard to find renters?

Hello Everyone!

I hope you're doing well if your reading this post!

When getting started with investing in Real Estate, would you recommend financing your first property with little to no money or saving for X amount of years to buy property cash?

@Charles Carillo

Definitely will not as I’m not that much educated on it but I do appreciate you answering for me 🙏🏽

What type of loan do you suggest to start with for your first commercial investment ?

@Charles Carillo

Hold on .. did I read that correctly? You don’t have to make a payment due to the property being unstable for 12 months or so with a bridge loan ??

@Jonathan Klemm

Thanks ! I honestly wasn’t thinking about the different state taxes and how they vary I’ll be sure to keep my eyes open towards!

Hello all !!

I’ve been looking into Real Estate Syndicating for some time now since I’ve been reading up on it and been practicing making fake deals from LoopNet and Crexi I’ve came a cross a problem with my research and can’t seem to find it .. if an apt complex needs renovating and is completely vacant .. how are you able to pay the mortgage ? I was thinking asking more from the investors to cover the first few months until we can get the property up and running but what other solutions are there or creative ways to make mortgage ?

@Alexander Hogarth yeah it's an interesting subject, I don't know why but the southside of Chicago reminds me of how Atlanta was 3-4 years ago and I believe in the next 5 years it will be a lot different.. I looked around in those areas but are they receiving the same amount of traffic as the Chicago zip codes ??

Thanks! @Tony Angelos Yes I completely agree with the degree of rehab but since I already have a contractor in the Chicago area and a little more familiar with their market I was more so comfortable investing in Chicago... I took a look at the cities you've suggested and my question towards those cities is pretty much the same with Chicago.. what are their growth projections within the next five years? Do these cities have great potential to go up in value? Hows the demand for tenants? Indiana was definitely interesting as I never would have thought about investing there as well as Rockford but ill take more of a deep dive in those areas as I skimmed thru those cities ... Also I want to become an agent to have more access to  people that are in this industry and familiarizing myself with any and everything that has to do with Real Estate

Thanks John! I was doing some research in those areas and they definitely do have some upside! As a new real estate investor I'm looking under the 100k mark and there is plenty of opportunities in the Chicago area! I'm waiting to get my license before I start investing! I will be in contact with you down the line, Thanks!
