Hi All,

My Team has added Little Rock as our third MSA. We are actively submitting LOI's and interviewing PM's, inspectors, and insurance agents. Would appreciate referrals as well as any general insights about the market, neighborhoods, etc. we invest in value add plays (no major rehabs) 10-40 units. Hi All! My team works in the apartment space, primarily at the JV level (5-30 units value add under 2 million) but we also do sydications for larger deals. We are currently hunting in the KC market but are looking to increase deal flow by adding a second market, different from KC which is very popular with investors. I have my eye on: Montgomery, AL; Huntsville, AL; Greenville, SC. We also love tertiary or small town markets with exceptional cash flow. Would love to hear people's experiences in these markets or recommendations of other markets that are more on the "untapped" side. Thank you in advance!

Hi All! I am working on a subto deal where we would take over the first mortgage on a ST rental property but would need a lender to finance the equity on the house.  Is this possible? I spoke with my lender who obviously declined and from what I understand banks in general will never be amenable to being second position mortgage. Do I have any other options or is this a dead end? Thank you in advance!

Hi All! Looking for assistance with underwriting a unique Jersey shore market (Long Beach Island). I say unique because the time frame for rentals is abbreviated (May-early October) and weekly rates are very high in peak season. I was referencing the free version of AirDNA but am not sure if their figures are an accurate reflection of this market. Any pointers or tools would be greatly appreciated 😊 This would be an investment property that we would eventually use as a family vacation home. Thank you in advance!
