Hello everyone! I ended up using a realtor and was blessed to have sold at asking. As I imagined, they tore it down already and built a huge 3 story building I’m guessing they are condos. There’s already people living there since before they were even finished building. Sadly right after, my father passed away but the thing that makes me happy is that the fence he built is still standing strong.

Hello all! My mother is looking to sell her property in the M-Street area (corner lot) in Dallas, Tx. It's most likely going to be a complete teardown in as is conditions. She is looking to get the most for her home for personal reasons. We thought she had sold her home when we signed a contract after negotiating at a fair price, only to find out half way in that the "investors" weren't serious and tried to lower the price at a ridiculous amount. Contract was terminated. She wants to try to sell by owner because of her situation (agent fees would not allow for what she needs) The location is great so I'm pretty confident there will be multiple offers. The market is really hot in Dallas right now so it would be the time to do it. What would be the best way to go about doing this ourselves? We don't want to have to be in the same situation with people who aren't serious. Who should we offer it to? Or is it too risky and list it for more? If we increase the price to make up for agent fees, we may not have as many potential buyers.

Yes, Dallas is very hot. Even finding something at the price we had settled on, was so tight with the way the market is right now.

@Mindy Jensen The closing is supposed to happen a month from when we first signed. 2 weeks after we sign (so about half way through) they tell us this and they are trying to negotiate the price when I feel like all of this should've been done from the beginning. Not 2 weeks in.

I forgot to add in that this is a complete tear down selling "as is" condition.

What could possibly be going on? We were in the process of selling our M-Street home in Dallas, Tx and contacted a group of investors beforehand to see if they were interested. Right away they responded and came out right away and had an offer ready and everything. We negotiated on the price and 2 weeks later they say they are looking into how much everything is going to cost and they want to go even lower than the original offer.

Of course we aren't budging a dime. 

What could possibly be going on? They signed the contract already and we were already looking into purchasing another property  but luckily haven't made any offers. 

It's a difference of 24k, I have a feeling they're trying to cut costs everywhere, starting with us. Right now they have us waiting to see if they will be able to "come up with the money".

What do you guys think?
